Local SEO

Referrals remain valuable for buyers agents, mortgage brokers and property advisors, but most property searches now start on Google. Buyers typically search phrases like "buyers agent near me," "property advisor Sydney," or "mortgage broker for first home buyers." Professionals who don't appear in these results stay invisible to the people already looking for them.
Referrals and word of mouth are powerful but inconsistent. Partnerships, especially with mortgage brokers, provide a steadier lead source. Paid ads deliver fast results but get expensive quickly in a competitive category. Content marketing builds trust gradually over time. And local SEO is the most sustainable way to attract clients: it generates high-intent leads and keeps working without ongoing ad spend once it's built.
This is the foundational requirement: complete information, defined service areas, keyword integration, regular photo uploads, weekly posts, and active review management. A profile that's accurate and active does more for buyer-agent visibility than most people expect.
Dedicated pages targeting the suburbs and regions you actually work in (Sydney, Inner West, Parramatta, or wherever your patch is) perform far better than one generic "services" page. Pair this with consistent business listings across platforms like Domain.com.au, RateMyAgent, and Yellow Pages.
Suburb-specific insights perform best: "Is now a good time to buy in [suburb]?" or first-home-buyer guides tied to a specific area. Combining genuine local market knowledge with SEO fundamentals is what establishes authority, not generic property advice that could apply anywhere.
Mobile-friendliness, fast loading speed, clear calls to action, location mentions, and natural keyword placement all matter. Over half of property searches now happen on mobile devices, so a slow or clunky mobile experience costs real leads.
SEO typically takes three to six months to show results, but it compounds. Individual articles and pages can rank for multiple keywords and keep generating leads passively, long after they're published. Reviews directly affect both rankings and conversion rates, which makes review collection and response management a genuinely high-leverage task, not an afterthought.
Local SEO provides sustainable long-term growth for buyers agents, and combining it with paid advertising can accelerate results in the short term while the organic side builds. The two work best together, not as a choice between one or the other.
